hibor plan一出, 誰與爭鋒

經絡:匯豐5月現樓按揭市佔率19.4%,居首位

經絡按揭轉介研究部最新按揭資料顯示,本港銀行5月份現樓按揭市佔率表現,由匯豐以19.4%市佔率,繼09年8月份後再次位居榜首;恆生<00011.HK>上升一級至第2位,佔13.6%;中銀香港<02388.HK>退居至第3位,佔13.4%;渣打穩守第4位,佔7.6%。

經絡資料顯示,本港銀行於5月份一共承做12,655宗現樓按揭,按年大升95.6%,首5個月份累積達60,610宗,按年大升133.2%。今年首5個月按揭宗數大升,主要是受到一二手物業成交暢旺、以及本港低息情況持續帶動,令按揭需求愈趨殷切。惟隨著政府「9招12式」規範樓市措施於本周開始實施,有關效應將逐漸浮現,預計6月份之按揭宗數增長將會輕微放緩。(wr/w)

  1. 請問現時去做 HIBOR Plan 仲有冇著數??
    這幾曰 hibor 已上到 0.21. 參照 5年圖

  2. 到hibor 升到一定水平, prime rate味一樣升. 用hibor plan 羅到好rate+好的cap+短罰息期緊係好過prime rate la.
    做二十mortagage, 你估真係供足二十年呀. 緊係自己儲下錢, 過佐罰息期一舊舊還啦.千期唔好益銀行

    當然p-plan 可做到p-4 又另計, 不過我味見。

    有以下2個plan,你會選擇什麼呢 ?
    hibor plan(1):
    H + 0.7 (Cap: p-2.7% = 2.3% now)
    rebate 0.7%
    2 year penalty
    hibor plan(2):
    H + 0.7 (Cap: P-3% = 2.25% now)
    rebate 0.7%
    3 year penalty

    P plan:
    P - 3% = 2% now
    rebate 1%
    2 year penalty

    P.S
    I will drawdown the loan @ end-Jul and as you know, HIBOR has rasied from 0.08 in End-Apr to 0.45 today.

  4. 睇你draw幾多錢..

    個0.3%rebate 的相差夠唔夠補返個~1%(p plan vs h-plan)相差

    2 year /3 year penalty 係指full payment penalty,

    問埋partial payment 有冇penalty la..

    不過相錯一年冇乜所謂啦..

    if choose between plan 1 同 plan 2
    i take plan 2.

    H+0.7%
    CAP P-2.85%=2.4%
    CASH REBATE: 0.7%
    1 Year penalty

    Bank B
    H + 0.65%
    CAP P-2.85%=2.4%
    CASH REBATE: 0.7%
    1 Year penalty

    係o米應該揀bank b?
    有無其他o野要留意?

    Bank A:
    H+0.7% (cap P-2.95%=2.3%)
    rebate: 0.7%
    full payment penalty: 1st yr - 1% of original loan amount; 2nd yr - refund cash rebate
    partial payment: no penalty

    Bank B: (need to have HK$500K deposit)
    H+0.7% (cap P-2.9%=2.35%)
    rebate: 0.9%
    full payment penalty: 1st yr - 2% of original loan amount; 2nd & 3rd yr - 0.9%
    partial payment: no penalty

    OR

    H+0.65% (cap P-2.95%=2.35%)
    rebate: 0.8%
    full payment penalty: 1st yr - 1.8% of original loan amount; 2nd yr - 0.8%; 3rd yr - 0.4%
    partial payment: no penalty

    Bank C:
    H+0.7% (cap P-2.7%=2.3%)
    rebate: 0.8% + 1 yr home insurance
    full payment penalty: 1st yr - 1% of original loan amount; 2nd yr - refund cash rebate

  8. Bank D = BEA - no more this plan because of full quota.
    It may have new plan coming soon.
